- Monitor building preventative maintenance and tenant request application and respond in a timely manner to ensure performance standards are met.
- Perform work in one or more of the maintenance trades: carpentry, plumbing, HVAC, electrical, etc.
- Provide assistance as directed to other building operations staff in the areas of preventative maintenance, electrical maintenance, etc.
- Ensure that scheduled maintenance on all equipment is planned and completed per the manufacturers recommendations, contract requirements and/or legislative requirements.
- Perform water treatment testing and analysis, adjust and modify chemical feed to ensure proper levels are being maintained.
- Act as relief for other similar positions whose incumbent may be absent from time-to-time.
- Participate in on call rotation for after-hours calls for multiple buildings in portfolio
- Complete custodial housekeeping tasks in the mechanical/electrical areas.
- Participate in operational compliance and HSSE programs
- Ensure all heating plant systems are tested, inspected and maintained in accordance with all applicable governing codes and compliance guidance.
- Perform other related duties as required and reasonably assigned from time-to-time.
- 3 years’ experience in building repairs/operations
- ABSA 5th Class Power Engineering license required
- Class 5 diver’s license required.
- Must possess a trade school license and complete the formal apprenticeship training.
- Basic Interpersonal skills demonstrating professionalism and commitment to service excellence.
- Basic verbal and written communication skills. Must be able to comprehend an issue and resolve it and complete logs.
- Aptitude to learn state-of-the-art Building Automation Systems in order to be trained for the next level.
- Good verbal and written communication skills
- React swiftly and accurately to crisis situations.
- Respond to unexpected emergency call-backs if problems occur from time-to-time
- Ability to perform the requirements of the job with minimal supervision and complete the assigned tasks per agreed deadlines.

We are seeking a skilled and versatile Building Operator to join our team and ensure the smooth operation and upkeep of our property's essential systems and equipment.
What this job involves:
The successful candidate will be responsible for a range of essential property maintenance duties. These include operating, maintaining, and repairing HVAC equipment, as well as managing overall building operations. The role involves servicing lighting systems, which encompasses replacing bulbs, ballasts, and lenses. Additionally, the position requires expertise in installing and replacing ceiling tiles, maintaining systems furniture, and addressing plumbing issues. The ideal candidate will also oversee electrical and mechanical systems and equipment. This multifaceted role demands a versatile professional capable of handling diverse technical tasks to ensure the property's optimal functionality and condition.
