      Key Responsibilities:

      Facilities Management:

      • Provide a comprehensive facilities management service, ensuring the maintenance of high industry standards.

      • Ensure that all services are performed as per standard service specifications.

      • Oversee the operation and maintenance of facilities, including M&E matters, housekeeping, and conference rooms, and addressing operational issues.

      • Respond promptly to customer feedback and queries.

      Relationship Management:

      • Manage critical relationships with clients, building landlords, and key vendors.

      • Ensure that all client deliverables are submitted promptly.

      • Conduct regular vendor meetings and evaluate the team deployed by vendors on-site to ensure the correct level and scale of resources.

      Contract Management:

      • Define the technical and commercial terms and conditions for annual maintenance contracts (AMC).

      • Develop tender documents for AMC and evaluate proposals to select appropriate vendors.

      • Assess service levels and key performance indicators (KPIs) with client representatives and subcontractors.

      • Ensure that subcontractors have a planned, structured, and solution-based approach to the delivery of maintenance services.

      Budgeting and Reporting:

      • Set annual goals for generating savings in areas such as energy and maintenance costs.

      • Advise clients on future year maintenance budgets as required.

      • Maintain all records related to the performance of facility management operations.

      • Develop management information system (MIS) reports for JLL's management team and client reporting.

      Team Management and Training:

      • Train team members on quality policies, procedures, and relevant training arrangements.

      • Review the performance of JLL staff and conduct performance appraisals.

      • Interface with JLL's HR department and Operations Manager to recommend future training for the site facility management team.

      Operations Oversight:

      • Oversee the operation of the bungalows and canteen, ensuring effective management and vendor coordination.

      • Ensure compliance with JLL's scope of work and policies and procedures, including annual updates to the operations manual.

      • Perform other ad hoc duties assigned by the client and Operations Manager as required.

      Qualifications and Skills:

      • Bachelor's degree in facilities management, engineering, or a related field.

      • Minimum of 5 years of experience in facilities management, preferably in a commercial or industrial setting.

      • Demonstrated experience in managing and maintaining various building systems and amenities.

      • Strong knowledge of maintenance strategies, contract management, and budgeting.

      • Excellent communication, negotiation, and relationship management skills.

      • Ability to analyze data and prepare reports using MS Office applications.

      • Strong organizational and time management skills with the ability to multitask and prioritize effectively.

      • Professional certifications such as CFM or FMP are preferred.

      • Knowledge of local regulations and safety standards.

      • Experience with computerized maintenance management systems (CMMS) is a plus.
