      Job Overview

      This position is working within the Development Services Department. The ideal candidate should have at least one year of experience with the public on matters involving zoning, planning, real estate, engineering, or legal matters. Should also have knowledge of terminology used in legal descriptions and land use, and of State and County laws, ordinances, and regulations governing planning and zoning matters. Must be able to multitask, make quick and critical decisions within a fast-paced environment with minimal supervision, and have excellent customer service skills.

      Tier 1

      Duties and Responsibilities

      Note: The following duties are illustrative and not exhaustive. Depending on assigned area of responsibility, incumbents in the position may perform one or more of the activities described below.

      • Reviews and verifies zoning and setback requirements on site plan submitted with residential permit applications to ensure compliance with County ordinances, regulations, and comprehensive plans.
      • Review zoning and permit applications submitted by citizens, builders, and developers for complete and accurate information to ensure compliance with Land Development Code regulations.
      • Reviews and verifies finish floor elevation requirement on site plan submitted with residential and commercial permit applications.
      • Prepares and distributes materials, coordinates and attends public meetings, workshops and hearings in order to ensure land use applications are transmitted to BOCC within legally mandated timeframes.
      • Provides assistance and answers questions for customers, both in person and by telephone.
      • Provides technical assistance to customers by preparing maps, charts and other graphic materials that will be utilized in the processing of permit application requests.
      • Performs other related duties as required.

      • Able to read and interpret maps, plans, aerials and other related documents.

      • Ability to set priorities, meet deadlines and multi-task.
      • Ability to perform basic mathematical calculations.

      Physical Requirements

      Work Category

      • Medium work - Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.

      Minimum Qualifications Required

      • Associate’s degree from an accredited college or university; AND
      • One year of public contact experience involving zoning, planning, engineering, real estate, or legal matters;

      OR

      • An equivalent combination of education (not less than a high school diploma/GED), training, and experience that would reasonably be expected to provide the job-related competencies noted above; AND
      • Possession of a valid Florida Driver’s License.

      Emergency Management Responsibilities

      In the event of an emergency or disaster, an employee may be required to respond promptly to duties and responsibilities as assigned by the employee’s department, the County’s Office of Emergency Management, or County Administration. Such assignments may be for before, during or after the emergency/disaster.

      Career Progression

      Employees in this classification that acquire the competencies and minimum qualifications for the next tier will be able to apply for promotional opportunities through a competitive selection process. Employees will not automatically be upgraded to the next tier. Reclassifying a position is based on business need and financial impact and is not based solely on the job competencies or qualifications of the incumbent.
