      Specific Position Definition
      The Portfolio Manager (Secondee) ensures that the assigned Real Estate portfolio for the businesses and ventures within a geographical boundary are delivered and managed safe, competitive, affordable and fit for business processes and practices using competent staff and suppliers.

      Job Purpose
      General
      The Real Estate Portfolio Manager (Secondee) is a role in the Real Estate function designed to manage a portfolio of construction and refurbishment projects and / or commercial deals (acquisitions, disposition, lease negotiations), integrating together with the real estate portfolio in the various disciplines through a highly collaborative environment and exhibit a single Real Estate delivery platform to the businesses reporting to the regional Real Estate Manager. The Real Estate Portfolio Manager (Secondee) will be responsible for partnering with the businesses to create role specific value on: Goal Zero, no harm no leaks; cost and capital efficiency; functional discipline and professionalism; right people and competent suppliers; continuous improvement. This role will ensure that local delivery is planned and executed in line with the strategic alignment of the business as defined by the strategy and portfolio plans for the businesses; and in line with the Group and functional requirements including the RE Process Model and ways of working. Leading and executing breakthrough performance that add “step change” to Real Estate Delivery.

      People and operating model
      Real Estate Portfolio Manager (Secondee) ensures that his/her project teams and its contractors have clear roles, responsibilities and targets that deliver clear business outcomes and ensure that the interdependencies and collaboration requirements are clear. The principle activities to be performed include:
      - HSE Leadership – clear and visible
      - Commercial Deals

      Process and assurance
      Real Estate Portfolio Manager (Secondee) ensures that the Real Estate’s activities are performed safely in line with the Group Management System and in compliance with RE Process Model. Compliance and Assurance plans across the required portfolio and end to end Real Estate process will be risk based and planned with the Real Estate Head of Assurance.

      Principal Accountabilities


      Real Estate Delivery of Results
      - Delivery of the Real Estate Functional Plan
      - Supporting the regional Real Estate Manager in setting up Delivering on the RE2025 vision as per plan including Real Estate Functional Plan
      - Structurally reducing base cost to drive for a cost competitive organization

      Building the Community
      Aligning with the APAC regional Real Estate Leadership Team and CRE on priorities

      Managing stakeholders
      Demonstrate delivery in Real Estate and bring visibility with business partners in working with Real Estate Portfolio Managers.

      Job Specific
      - Accountable for delivery of complex and significant property commercial deals (transactions) that form part of the Group Location Footprint and related portfolio plans.
      - Portfolio Management: Proactively review and monitor throughout the year allocated property portfolios, to ensure familiarity with the properties, address upcoming activities and drive to identify portfolio opportunities. Provide key input into portfolio plan feasibility studies.
      - Develop Masterplan options and appraise strategic solutions for commercial deals in conjunction with the Strategy & Portfolio team as well as the Portfolio Planner and relevant stakeholders and business partners.
      - Acquisition/Disposal: For commercial, industrial, agricultural or residential assets lead/support all acquisition or disposal activities for allocated projects/portfolios and also support Country/Business investments/divestments.
      - Leasehold Administration: Deliver activities, including lease renewals, rent review/re-gearing, forecasting and budgeting, and other matters relating to lease obligations.
      - Governance: Deliver transactions and projects in accordance with the Real Estate Process Model (REPM) using the associated tools and applications.
      - Conduct complex negotiations on own, or as part, of a professional team.
      - Provide valuation support for Acquisitions, Disposals, Rentals, Cost and management accounting purposes and taxation purposes.
      - Stay updated with the assigned Business drivers, targets, and organization changes and external Real Estate factors influencing performance and strategy.
      - Records management: Ensure that Group Property Database Administrator is supplied with relevant property data including: key property metrics, significant dates (and associated bring forward triggers).

      Key Challenges
      The Real Estate portfolio is diverse and so are the commercial deals and projects that come with it. The position is key to fulfilling RE functional targets including: delivering top quartile performance through project delivery.
      Strong collaboration with internal business stakeholders, other Real Estate functional areas and external suppliers/stakeholders is crucial.

      Job Knowledge, Skills & Experience
      General
      - Degree or equivalent in Real Estate or equivalent.
      - Minimum 4 to 5 years work experience in complex corporate environments in business and commercial real estate (office leasing preferred) related roles.
      - Proven track record in delivery of large scale Real Estate activities, and/or leasing transaction.
      - Comfortable working with, and leading through uncertainty, complexity, ambiguity and incomplete information.
      - Good collaboration skills with the ability to communicate and negotiate with internal and external stakeholders.
      - Project and commercial deal experience within a real estate area at a strategic level is essential.
      - Proficiency in English writing, speaking, and to provide support on multiple paperwork and financials to drive real estate strategy.

      People Skills
      - A professional with business and real estate experience.
      - A clear proven track record of delivery, self-starting with the ability and courage to initiate and frame strategies and manage change.
      - Very good interpersonal and communication skills including a proven ability to influence others and lead commercial negotiations with landlords.
      - High energy level individual, with the determination of seeing thing through and succeeding.
      - External outlook – ability to spot relevant external trends and translate these into opportunities and responses.
      - Business acumen to understand the economics of a solution or service, including cost drivers and the trade-offs associated with quality, schedule, and cost.
