POSITION SUMMARY:
Responsible and accountable for on-site operations and performance of a specific apartment community or self storage property.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Property Manager:

u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Maintain occupancy levels according to budget.
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Hire staff, manage performance of staff and address all employee relation issues.

u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Supervise rent collection, rent ledgers, bank deposits and petty cash records.
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Pursue delinquent rents and evictions and provide required information to collection company.
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Provide account information to the Regional Supervisor.
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Direct all marketing and leasing activities and maintain targeted occupancy.
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Supervise resident relations and enforce all community rules and regulations.

u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Supervise the maintenance s taff, repairs, preventive maintenance and improvements.
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Supervise all landscaping, lawn care and snowplowing activities.
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Work with the Regional Supervisor to develop, monitor and achieve annual budget objectives.
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Show apartments to prospective residents.

QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 High school diploma or general education degree (GED)
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 1 year of experience
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 CAM, ARM or similar recommended.
Language Skills u2013 Ability to read, write, speak and interpret rules, procedures, routine
reports/correspondence and to speak effectively with groups of employees and/or residents.
u00B7 u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0u00A0 Math Skills u2013 Ability to add, subtract, multiply, divide using whole numbers, fractions an d decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
Reasoning Skills u2013 Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve con crete variables in standardized situations.

TRAINING REQUIREMENTS:

PHYSICAL DEMANDS:
