      Central Park is Perth’s largest Premium office building situated in the heart of the CBD, comprising 65,300m² of office accommodation over 47 levels and 725m² of retail accommodation. There are 30 commercial and telecommunications tenants 7 retail tenants, including many major corporate and government occupiers, including Rio Tinto, ASX, Grant Thornton, Australian Energy Market Operator and St George Bank. Underground car parking is provided for over 1,000 cars with Wilson Parking leasing the public car park. Building amenities include a Park and tenant-use only End-of-trip, Fitness Centre and Conference Centre.

      What this job involves

      Central Park is managed by Jones Lang LaSalle (JLL) via its Property & Asset Management division, which has had the appointment since April 2011. JLL is also a tenant in the building.

      The Property Manager reports to the General Manager and will have direct communication and dealings with the Owners’ Asset Managers and managing agent’s staff.

      Key responsibilities will include:

      • Contribute to the development, approval and implementation of the Asset Strategic Plan and the annual business plans for the building to reflect the objectives and requirements of the Owners.

      • Contribute to the preparation of accurate and detailed financial and calendar year operational budgets.

      • Undertake tenancy and lease management with the Finance Manager, maintain a current and accurate tenancy schedule including diary of pertinent action dates for significant lease clauses. Maintain accurate records of bank guarantees, any security deposits and tenant’s insurance certificates.

      • Undertake a lease audit on an annual basis and maintain the lease synopsis audit document. Review Building Rules and revise as required.

      • In respect of the retail tenancies, be responsible for the day to day relationships and management of the retailers. Make recommendations to the Owners, conduct negotiations on new lettings, lease renewals and rent reviews as well as any proposed assignments and sub-lettings.

      • Assist the General Manager where required in respect of the commercial tenancies, which will include undertaking lease negotiations where instructed. Prepare draft instructions to the owner’s solicitors in the preparation of lease and license documentation as well as other legal matters/proceedings

      • In conjunction with other CPM staff, develop and maintain positive relations with tenants and their staff.

      • Manage the Public Car Park Management agreement/tenancy. Assist in the lease renewal and tender process.

      • Ensure that actions arising from decisions taken at the management meeting of the Board that is responsible for the Park, Tenant Car Park and Public Car Park implemented.

      Interested? An ideal candidate would need to have the following qualifications

      Desired experience and technical skills

      • At least 7 years' experience in wide-ranging roles in the property industry and asset management.
      • A demonstrated ability to think strategically and to be able to add value to Central Park.
      • A high level of commercial acumen, financial aptitude and analytical skills.
      • Excellent attention to detail and ability to remain focused on specific tasks.
      • Outstanding interpersonal skills and ability to communicate at all levels and build effective and professional relationships with clients and colleagues.
      • Excellent written communication skills.
      • Current REBA Sales Representatives / Property Management Certificate.
      • Ideally Professionally Qualified and preferably tertiary educated in a relevant property discipline.
