      What to Expect (Job Responsibilities):
      - Prioritize scheduling and attending appointments
      - Consult with homeowners on best options and present possible solutions
      - Build rapport with potential sellers and understand their motivations
      - Conduct proactive analysis and preparation for each opportunity
      - Negotiate purchase prices to maximize earning potential
      - Present a professional business image as the face of the company
      - Manage a pipeline of prospects and follow up with clients effectively
      - Provide ongoing assistance and support for properties under contract
      - Attend local real estate investor meetings and network with industry professionals
      - Identify clients' needs and propose solutions that solve their problems
      - Act as an intermediary between sellers and buyers to ensure a smooth close
      - Perform due diligence on real estate market and trends
      - Respond to leads in a timely manner to drive business forward

      What is Required (Qualifications):
      - Excellent at building rapport and establishing relationships
      - Positive attitude, open mind, and flexibility in approach
      - Coachable and open to learning
      - Exceptional communication and problem-solving skills
      - Ability to follow up for multiple weeks
      - Experience in real estate, sales, or construction
      - Confidence in connecting with people
      - Self-directed and organized with great time management skills
      - Ambitious and motivated to serve and add value
      - Tech-savvy and familiar with various tools and software
      - Must live in the WNY area
      - 4-year college degree in Sales, Business, Real Estate, or related experience desired
      - Exceptional oral and written communication skills
      - Strong phone skills and ability to set and close appointments
      - Driven and passionate about real estate asset selling

      How to Stand Out (Preferred Qualifications):
      - 1 or more years of experience as a real estate specialist in acquisitions
      - Additional experience in real estate sales
      - Familiarity with CRM software and other real estate tools
