The Real Estate Manager is responsible for the tracking and negotiation of all lease agreements for our retail stores. The Real Estate Manager will play a lead role in our current and future store locations by working with management and external lease brokers to ensure all of our stores are in optimal locations.

What you’ll do? IT’S Exciting!

• Work with national real estate advisors/ brokers on reviewing and analyzing new store opportunities.
• Manage LOI and lease negotiations through lease execution, in support of VP Real Estate. Must have related experience in tenant (retail or restaurant) real estate department with high leasing volume.
• Perform market analysis and compare forecasted store performance to the existing portfolio and adjacent tenant performance.
• Perform real estate proforma analysis. Must have a solid foundation in real estate finance and be proficient in Microsoft Excel.
• Responsible for preparing all Real Estate Committee investment presentations. Collaborate with construction, finance, and operations teams to compile presentations. Must be proficient in Microsoft PowerPoint.
• Oversee lease administration including tracking key dates, lease abstracting, lease renewals, and terminations. Also, work with finance on reviewing rent reconciliations.
• Prepare reporting for internal and external stakeholders including store openings, closings, and real estate leasing activity.
• Coordinate collection of tenant improvement allowances, and coordinate lease/ landlord obligations such as Certificates of Insurance, estoppel agreements, new vendor setup, database record setup, etc.…
• Report to VP of Real Estate

What you need to join the fun! (besides SUGAR)

• Bachelor’s degree in real estate, finance, business, or a related area.
• 5+ years of related retail real estate experience. Preferably in a high-growth retail environment.
• Advanced knowledge of Microsoft Office suite (PowerPoint, Excel, Word). The candidate will be required to submit examples of excel models prepared and demonstrate proficiency.
• Ability to analyze complex lease documents. Basic knowledge of lease provisions and real estate law.
• Wrike, project management software (no prior experience required)
• Effective writing skills and ability to present information in a compelling format, as well as verbal interpersonal/communication skills.
• Strong organizational skills, with the ability to prioritize and manage multiple projects simultaneously.
• Must show tact, discretion, confidentiality, and good judgment in handling sensitive and confidential matters and documentation.
