Job Description

- Manage ALSAC’s corporate real estate activities, including leasing, managing landlord space build out projects, and property management activities
- Assess space needs and conduct real estate planning meetings with internal and external parties
- Negotiate lease contracts with assistance of assigned brokers
- Coordinate maintenance and supervise administrative task for assigned properties
- Support space buildout projects and coordinate with contractors and furniture vendors
- Manage supplier and vendor contracts and ensure compliance with insurance and safety requirements
- Manage and update the security access control system and alarm system for territory offices
- Prepare, review, and abstract lease contracts and lease documents and enter them into the appropriate RE management systems
- Analyze AR/AP, rent rolls, forecasting, and budgets
- Develop and implement procedures and systems that continually improve and streamline lease operations and property management
- Prepare monthly reports of completed transactions and negotiation status
- Provide timely, effective service and accessibility to tenants and owners
- Respond to respond to emergent situations as needed
- Minimum of 4 years of commercial real estate experience (leasing, property management), or minimum of 5 years of real estate work history in property management, leasing, or accounting
- Experience equivalent to that of a Commercial Real Estate - Assistant Property Manager, or Lease Analyst
- CCIM, IREM – CPM or ACM, or BOMI – RPA, FMA, PAC, or CMCP, certifications or designations or equivalent preferred
- Bachelor’s degree in real estate, Finance, or Accounting preferred, but not required.
- Prior experience with commercial real estate property management software systems
- Proficient in Word, Excel, PowerPoint, and Outlook. Smartsheet is a plus
- Knowledgeable of the lease transaction process
- Excellent organization and communication skills (verbal and written)
- Ability to collaborate, multi-task, and pay attention to details
- Strong follow-up and follow-through capabilities
- Successful history of meeting commitments and deadlines
- Ability to work with a sense of urgency and oversee multiple projects
- Willingness to complete occasional travel as needed to complete property tours with local office staff

Job Description
As a Real Estate Property Manager, you will work to fulfill ALSAC’s corporate real estate needs. You will complete the day today task associated with property management i.e., batching rents, reconciling operating expense reports, abstracting leases into our software system, managing broker relationships, completing property tours, and negotiating lease agreements. You will work with landlords to ensure that spaces are built out per ALSAC specification. You will coordinate with internal staff assigned to deliver the IT, furniture and security and access control services to ensure they are delivered on time. You will report to the Director of Real Estate and work closely with other departments, such as accounting, legal, and IT.
