Job Description

- Assist in the modeling of investment opportunities & make recommendations consistent with Waterton's strategic goals as well as client-specific and general firm investment criteria.
- Conducts due diligence, prepares underwriting model and assesses asset’s performance. Visits each property and “shops” all rental and sales comparables.
- Lead the cash flow and valuation analysis for potential acquisitions/management opportunities, dispositions.
- Develop and form investment opinions and prepare Investment Committee presentations.
- Assists in preparation of the preliminary loan packages.
- Starts getting out to the various target markets. Work with AVP/VP/SVP/EVP of Acquisitions to learn market fundamentals and start networking with local brokerage community.
- Assist with the Investor RFP process as requested.
- Assist with various Fund modeling as requested.
- Prepare investment presentations as required.
- Monitor progress of transactions and assist with closings.
- Support the Investment & Operations teams in managing the due diligence process, including but not limited to coordination of internal and 3rd party due diligence team and information.
- Establish and maintain good relations with partners, research providers, brokers and co-workers.
- Develop the pro forma for each target acquisition, development and/or management opportunity.
- Assist with compiling financial analyses, diligence, operations & construction to complete underwriting of potential acquisition objectives.
- Assist in proactively address underwriting issues including real estate taxes, insurance, the venture structure and various value-add options.
- Compile operational performance assumptions.
- Complete special projects and assignments as requested.
- Bachelors degree or equivalent work experience highly preferred, ideally in business, finance, mathematics, real estate, or related field
- Ideally 2-4 years progressive real estate investment or consulting experience in development, acquisitions or similar roles
- Advanced skill-set with Microsoft Office to include Excel, PowerPoint and Word. Financial Modeling Experience required
- Professional communication skills, both verbal and written

- Travel is required and may be up to 25%

Job Summary
As an integral and highly visible member of the Investment team, the Senior Acquisitions Analyst will assist the Acquisitions Department in the financial analysis, evaluation and presentation of investment opportunities consistent with client-specific and general firm investment criteria.
