- Lead one of Lovesac’ s most critical growth levers as a proven, growth minded, strategist and business leader, demonstrating a history of developing and driving go to market strategies for specialty retail or like businesses.
- Oversee team expansion, as opportunity presents, through leadership guidance and support to ensure successful execution of real estate strategies.
- Develop, execute, drive and consistently evolve a comprehensive real estate strategy in alignment with the company's business goals and growth targets, taking into consideration a diverse range of retail formats.
- Leverage data-driven insights and predictive analytics tools to identify optimal trade areas for new Touchpoints and guide existing locations optimization efforts.
- Collaborate with the SVP of Customer Experience Operations and other key stakeholders to ensure real estate strategies complement broader business strategies.
- Develop and present regular reports to senior leadership on the performance of real estate initiatives, highlighting key insights and recommendations for optimization against the strategy.
- Collaborate with cross-functional teams to integrate market insights into overall business planning.
- Own and lead a Quarterly Real Estate Review for the executive team, sharing the health of the fleet, test and learn updates, evolutions to the real estate strategy playbook etc.
- Represent Lovesac in the site selection process, evaluating potential locations based on data analysis, demographic trends, potential saturation or cannibalization risks, and customer profiling.
- Drive the renewal, relocation, and site closure process for the organization.
- Establish and maintain relationships with real estate brokers, landlords, and other key stakeholders, while prioritizing and delivering against Lovesac’ s real estate strategy.
- Owns and leads regular real estate committee meetings, presenting and gaining alignment on strategic opportunities within a trade area that are in line with Lovesac’ s real estate growth strategy.
- Develop financial models to assess the feasibility and profitability of potential real estate transactions.
- Work closely with finance teams to ensure strategy alignment is within budgetary goals and financial targets.
- Determine the most effective mix of Brick and Mortar, Shop in Shop, Kiosk, Mobile Roadshow locations, as well as other formats, to maximize market presence and customer engagement.
- Owns the real estate P&L, identifying and driving efficiencies as part of go to market strategy.
- Collaborate with internal teams, including Marketing, Operations, Finance, and Real Estate General Counsel to ensure seamless execution of real estate strategies.
- Provide insights and recommendations to senior leadership based on market analysis and performance metrics.
- Actively participate in cross-functional teams to integrate real estate strategies into broader business planning.
- Leverage technology, predictive analytics tools, extensive data analysis, and company insights to identify optimal go-to-market strategies within each trade area.
- Conduct in-depth market analysis to identify emerging trends, competitive landscapes, and customer behaviors that impact real estate decisions.
- Establish, drive and measure test and learn Real Estate.
- Perform any other duties as requested by management.
- Bachelor’s degree in Real Estate, Business, Finance, or related field; MBA preferred.
- Minimum of 10 years of experience in real estate strategy, with a focus on leveraging data and analytics for decision-making, preferable across diverse retail formats.
- Proven track record of successfully implementing real estate strategies that drive business growth.
- Strong leadership and team management skills.
- Growth minded, strategic business leader with extensive experience developing and leading real estate strategy.
- Expertise in data analysis, predictive analytics, and proficiency in relevant tools and software.
- Strong financial acumen with experience in financial modeling and budget management.
- Excellent communication and interpersonal skills, with the ability to influence and collaborate across all levels of the organization.
- Must comply with the standards, policies and procedures outlined in the Lovesac Employee Handbook.
- Must be capable of using and operating all equipment as required, including but not limited to: iPad, laptop, etc. Be able to move objects (including medium to large furniture items up to 75 pounds) from a lower to a higher position or horizontally from position-to-position or be able to assemble furniture while working on the selling floor or in our warehouse.
- Must be able to travel, as required by the Company in its sole discretion, for occasional one-day or multi-day meetings and conferences using various forms of transportation.
- Our customers have the opportunity to shop with us seven days a week and select positions may require availability outside of normal weekday hours.

Summary of Key Job Responsibilities:
