Kittle Property Group is looking for an experiencedu00A0 Construction Superintendent to join our hard-working, dedicated team.u00A0Immediate project is Riverbreeze located in San Antonio, TX with future projects scheduled in Texas.*Must be willing to travel.POSITION SUMMARY:
Responsible and accountable for supervising the site (including maintaining all safety protocols) and building construction process for the entire project. Also may include training of project superintendents, assisting with project purchasing and approval of bids/ proposals as well as monthly trade partner invoices, on occasion.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
u00B7 u00A0 Supervise trade contractors involved in the project and monitor the quality of their work daily.
u00B7 u00A0 Train and mentor project superintendents on field management techniques and policies.
u00B7 u00A0 Supervise the job site to meet or exceed all OSHA requirements for personnel and property safety.
u00B7 u00A0 Maintain good relationship with lender representatives, architects and engineers.
u00B7 u00A0 Coordinate all material testing and inspections.
u00B7 u00A0 Attend buyout and project meetings as requested.
u00B7 u00A0 Assist the Project Manager in preparing and updating the projectu2019s master schedule, provide technical assistance with MEP work, and inspect all work to ensure compliance to drawings.
u00B7 u00A0 Inform all trade contractors and home office on the status of the master schedule and provide a two-three week look ahead of future work.
u00B7 u00A0 Hold weekly safety & project meetings individually with all documentation of paperwork.
u00B7 u00A0 Work with the local utility companies to establish procedures for final taps and approvals.
u00B7 u00A0 Supervise any laborers and work with the Assistant Superintendent to accomplish daily task.
u00B7 u00A0 Investigate and recommend new products or trade contractors to Project Manger for future consideration.
u00B7 Responsible for obtaining the Certificate of Occupancy in a timely manner.
u00B7 u00A0 Responsible for the creation of the as-built drawings.
u00B7 u00A0 Travel up to 50%
u00B7 u00A0 Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
u00B7 u00A0 High school diploma or general education degree (GED)
u00B7 u00A0 15 years experience in multifamily construction in supervisory role
u00B7 u00A0 Language Skills u2013 Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public .
u00B7 u00A0 Math Skills u2013 Ability to calculate proportions, percentages, and to apply concepts of algebra and geometry.
u00B7 u00A0 Reasoning Skills u2013 Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
u00B7 u00A0 Familiarity with requirements of drawings and specifications, contract terms and conditions and purchase orders.
u00B7u00A0 Computer Skills u2013 Intermediate experience with MS Office and MS Project. ProCore experience highly preferred.u00A0
u00B7 u00A0 Other Skills u2013 Understanding of civil, architectural, and structural design; general knowledge of MEP design, basic estimating skills, knowledge of local and state building codes.
TRAINING REQUIREMENTS:
u00B7 u00A0 Annually attend First Aid training and OSHA 10 hour classes.
u00B7 u00A0 Ongoing professional development.
PHYSICAL DEMANDS:

u00B7 u00A0 Occasionally must use hands to finger/handle/feel, reach with hands/arms, climb, balance, stoop, kneel, crouch, crawl, bend or lift up to 75 pounds.

u00B7 u00A0 Close, distance, color, peripheral vision, depth perception and ability to adjust focus are required.
WORK ENVIRONMENT:

u00B7 u00A0 Rarely must work in humid conditions, near fumes/airborne particles, near toxic/caustic chemicals, near risk of electrical shock and around vibration.
u00B7 u00A0 Occasionally must work near moving mechanical parts and in high/precarious places.
